Fairway Villas at Waikoloa Beach Resort for Sale

Fairway Villas at Waikoloa Beach Resort is a golf-course condo community in the central part of the resort, on the Big Island's Kohala Coast. Of the seven resort condo complexes I track, Fairway Villas sits at the lower end of the price range. Below is what I can confirm about the community, a dated look at the market, and the questions I would ask before making an offer. What it's like

The resort's website describes two- and three-bedroom condos in the central part of the resort, and says each one has a Beach Golf Course view. I would confirm the view for the specific unit you are considering. The same page lists a central pool with an infinity edge, an elevated hot tub, a BBQ area and a fitness center, and notes that the pool area looks out toward the Beach Golf Course, Kings' Lake and Kings' Shops. That page may not be current, so confirm today's amenities with the association.

MLS records list 2002 as the year built, and units run from about 1,030 to 1,820 square feet. The resort's two shopping centers, Kings' Shops and Queens' MarketPlace, are within the resort. Anaeho'omalu Bay (A-Bay) is the beach next to the resort, which describes it as a 900-foot-long salt-and-pepper sand beach with showers, restrooms, picnic areas and free parking (resort source).

Market snapshot

As of October 2026, about 10 Fairway Villas listings are showing on my site, with list prices from roughly $750,000 to $1.2 million. Most are two-bedroom units of about 1,030 to 1,240 square feet, and the higher end is three-bedroom units of about 1,610 square feet. Over the last 12 months, about 8 units closed, listed between roughly $790,000 and $1.3 million. These are rounded MLS figures that change daily, and they are not a valuation of any particular unit.

What to check before you buy

• Dues: ask what the monthly maintenance fee covers and how it has changed over the last few years.
• Rental rules: read the association's own rules on short-term rentals, minimum stays and rental management.
• Special assessments: ask whether any have been levied recently or are being discussed.
• Reserve study: request the most recent study and see how well funded the reserves are.
• Insurance: review the master policy, its deductible, and what your own condo policy needs to cover.
