Waikoloa Colony Villas for Sale

Waikoloa Colony Villas is a gated townhome community along the 10th fairway of the Beach Golf Course, on the north end of Waikoloa Beach Resort on the Big Island's Kohala Coast. Below is what I can confirm about the community, a dated look at the market, and the questions I would ask before making an offer. What it's like

The resort's website describes two-story townhomes with two or three bedrooms, built in 2003 and clustered around courtyards. Per the resort, each villa has first- and second-floor covered lanais, a living room with a 17-foot ceiling, granite kitchen counters, a primary suite with a separate soaking tub and shower, and a washer and dryer. Community amenities listed are two swimming pools, a whirlpool spa, a fitness center, a tennis court and a clubhouse with a party deck, kitchen and lounge. That page may not be current, so confirm today's amenities with the association.

Units run from about 1,240 to 1,700 square feet. The resort's two shopping centers, Kings' Shops and Queens' MarketPlace, are within the resort. Anaeho'omalu Bay (A-Bay) is the beach next to the resort, which describes it as a 900-foot-long salt-and-pepper sand beach with showers, restrooms, picnic areas and free parking (resort source).

Market snapshot

As of October 2026, about 10 Waikoloa Colony Villas listings are showing on my site, with list prices from roughly $800,000 to $1.34 million. The lower end is two-bedroom units of about 1,240 to 1,450 square feet, and the higher end is three-bedroom units of about 1,700 square feet. Over the last 12 months, about 8 units closed, listed between roughly $870,000 and $1.25 million. These are rounded MLS figures that change daily, and they are not a valuation of any particular unit.

What to check before you buy

• Dues: ask what the monthly maintenance fee covers and how it has changed over the last few years.
• Rental rules: read the association's own rules on short-term rentals, minimum stays and rental management.
• Special assessments: ask whether any have been levied recently or are being discussed.
• Reserve study: request the most recent study and see how well funded the reserves are.
• Insurance: review the master policy, its deductible, and what your own condo policy needs to cover.
