Shores at Waikoloa Beach Resort Condos for Sale

The Shores at Waikoloa is the original condominium community of Waikoloa Beach Resort, on the Big Island's Kohala Coast. Below is what I can confirm about the community, a dated look at the market, and the questions I would ask before making an offer. What it's like

The resort's website describes the Shores as the resort's original condominium community, developed in 1986, with open green spaces and koi ponds. MLS records also list 1986 as the year built. Units run from about 820 square feet for a one bedroom to about 1,480 square feet. The resort page does not list unit sizes, parking or on-site amenities, so ask the association what the grounds include today.

The resort's two shopping centers, Kings' Shops and Queens' MarketPlace, are within the resort. Anaeho'omalu Bay (A-Bay) is the beach next to the resort, which describes it as a 900-foot-long salt-and-pepper sand beach with showers, restrooms, picnic areas and free parking (resort source).

As of October 2026, about 7 Shores at Waikoloa listings are showing on my site, with list prices from roughly $1.0 million to $1.25 million. Over the last 12 months, about 5 units closed, listed between roughly $650,000 and $1.3 million, which includes one-bedroom units. Mixing unit sizes makes that range wide. The figures are rounded, change daily, and are not a valuation of any particular unit.

What to check before you buy

• Dues: ask what the monthly maintenance fee covers and how it has changed over the last few years.
• Rental rules: read the association's own rules on short-term rentals, minimum stays and rental management.
• Special assessments: with a 1986 community, ask what major projects (roofing, plumbing, painting, exterior repairs) have been done or are planned, and whether any assessments were levied to pay for them.
• Reserve study: request the most recent study and see how well funded the reserves are.
• Insurance: review the master policy, its deductible, and what your own condo policy needs to cover.
