Kona Coast Resort Real Estate: Waikoloa, Mauna Lani and Mauna Kea
I'm Jeff Gaughan, a Kona REALTOR with eXp Realty. Three resort communities sit side by side on the Kona Coast's Kohala shoreline: Waikoloa Beach Resort, Mauna Lani and Mauna Kea. Buyers from the mainland and Canada often ask me which one fits. This page puts them next to each other, with current numbers, and sends you to the page for each.

How the three compare
- Entry price. Waikoloa Beach Resort is the lowest by a wide margin. Its cheapest condos list about $280,000 below Mauna Lani's, and Mauna Kea starts higher still.
- What you buy. Waikoloa Beach Resort is almost entirely condos. Mauna Lani mixes condos with a handful of homes and lots. Mauna Kea leans toward larger condos and high-end homes and lots.
- Setting. Waikoloa Beach Resort has shopping and dining inside the resort. Mauna Lani is set on lava, with golf and the Kalahuipua'a fishponds at its center. Mauna Kea calls itself the island's first resort and has two beaches nearby.
- Price per square foot. About $815 at Waikoloa Beach Resort and about $1,000 at Mauna Lani, using the condos currently listed. Mauna Kea condos run higher still. See the full Waikoloa vs Mauna Lani condo comparison.

What to check at any of them
- Dues and who charges them. A building association, a master or resort association and a club can each bill you. Ask for all of them in writing.
- Reserves and assessments. Request the reserve study and recent meeting minutes.
- Short-term rentals. Hawaii County regulates short-term vacation rentals under Ordinance 2018-114 and Planning Department Rule 23, and what is allowed depends on zoning and permits. Never assume a resort address means a rental is allowed. Verify with the County and the association.
- Fee simple or leasehold and your lava zone and insurance. Start with Big Island condo buying basics and my buyer guides.
Tell me your budget, how often you will use the place and whether you want to rent it, and I will tell you which resort fits and send you the listings. or call or text 808-491-8115.
