Vacation Rental Condos for Sale at Mauna Lani Resort

I'm Jeff Gaughan, a Kona REALTOR with eXp Realty. Mauna Lani Resort is on the Big Island's Kona Coast in the South Kohala district, about 22 miles and a 25- to 30-minute drive from Kona International Airport, according to the resort. Ten condo complexes here are on my vacation-rental list: Champion Ridge, Fairways at Mauna Lani, Golf Villas at Mauna Lani, The Islands at Mauna Lani, Ka Milo, Kulalani, Mauna Lani Point, Mauna Lani Terrace, Palm Villas and The Villages at Mauna Lani. What it's like

Mauna Lani sits on black lava. Its Francis H. I'i Brown North and South golf courses cross fields of dark lava, and the original 18 holes opened in 1981. At the heart of the resort, Kalahuipua'a holds six fishponds across roughly 15 acres, once fished by Hawaiian royalty. In 1936 Francis I'i Brown made Kalahuipua'a a fishing retreat, and in 1972 he sold the property and it was renamed Mauna Lani, per the Fairmont Orchid's history.

Just north of the resort hotels, the Puako Petroglyph Archaeological Preserve protects more than 3,000 petroglyphs on 223 acres. The path is unpaved and crosses a kiawe forest, so wear sturdy shoes.

Market snapshot

As of October 2026, about 30 condos are listed in these complexes (a few are under contract), from roughly $1.03 million to $2.75 million. The average list price is about $1.67 million, or about $1,020 per square foot, and the average unit has a little over two bedrooms and about 1,700 square feet. Buildings date from the 1980s to the 2010s. Figures change daily and are not a guarantee.

What to check before you buy

  • County status. Hawaii County regulates short-term vacation rentals under Ordinance 2018-114 and Planning Department Rule 23. An existing rental outside a permitted zoning district may operate under a Nonconforming Use Certificate that is renewed every year. Being on my list is not a substitute: confirm each unit's current county status before you write an offer.
  • Association rules. Read the declaration and rules for rental minimums, check-in requirements and any limits on rental management.
  • Dues and what they cover. Ask what the monthly dues include, and whether a unit also pays a master or community association on top of the building's dues.
  • Reserves. Request the current budget and reserve study.
  • Special assessments. Ask about any current, approved or planned assessments.
  • Insurance. Review the association's master policy and what your own condo policy needs to cover.
