Condos for Sale on Ali'i Drive, Kailua-Kona

I'm Jeff Gaughan, a Kona REALTOR with eXp Realty, based in Kona. Ali'i Drive is the oceanside road that runs south from Kailua Pier, and it is where many Kona condo buyers want to be. This page is about living on it: what the street is like, what the condos cost right now and what to check in a building. What it's like

Ali'i Drive now runs about 12.5 miles, from near Kailua Pier to the Hawaii Belt Road in Captain Cook. The busiest stretch is the northern one in Kailua-Kona, lined with shops, restaurants and a farmers' market. South of Keauhou it turns mostly rural, according to Wikipedia.

The street is also a walk through history. Hulihe'e Palace, at 75-5718 Ali'i Drive, was built in 1838 by Governor John Adams Kuakini and later used by Hawaiian royalty. Across the street, Mokuaikaua Church was founded in 1820 and is described as the oldest Christian church in the Hawaiian Islands. Check current museum hours before you visit.

Market snapshot

As of October 11, 2026, 138 condos are listed in the area this page searches. The search covers the shoreline corridor from Kailua Village to Keauhou, so it includes buildings just off Ali'i Drive on Kuakini Highway and Kamehameha III Road. Asking prices run from about $80,000 to $1.8 million, with an average near $753,000, or roughly $770 per square foot. The average unit has about 1.8 bedrooms and 980 square feet. These are list prices, not sales, and they change daily.

About 18 condos at $400,000 or less. Mostly studios and one-bedrooms of roughly 340 to 800 square feet in buildings from the 1970s and 1980s.
About 61 condos from $400,000 to $700,000. The largest group, mostly one- and two-bedrooms of roughly 500 to 1,250 square feet.
About 59 condos above $700,000. Mostly two- and three-bedroom units, including a few Keauhou listings with a 2027 build year, from about $1.4 million to $1.75 million.

What to check in an Ali'i Drive building

Age and condition. Many of these buildings date from the 1960s to the 1980s. Ask about roofs, plumbing, elevators, seawalls and what has been replaced.
Reserves and special assessments. Request the reserve study, recent minutes and any planned assessments. Oceanfront buildings face salt air and surf.
Fee simple or leasehold. Some Kona complexes are leasehold, which affects financing and resale. See fee simple vs leasehold in Hawaii.
Insurance. Review the association's master policy and what your own policy must cover. Ask about the building's flood and tsunami zone, and check the County's maps.
Noise, parking and views. Visit at different times of day if you can, or ask me to walk the building for you.
Rental rules. Hawaii County regulates short-term vacation rentals under Ordinance 2018-114 and Planning Department Rule 23, and what is allowed depends on zoning and permits. Being on this page says nothing about a unit's rental status. Verify it with the County and the association before you write an offer.
