Mauna Kea Resort Condos for Sale on the Big Island's Kohala Coast

Many of my buyers live on the mainland or in Canada and are weighing a second home they might also rent out. The listings below come from the MLS and change daily. What it's like

Laurance S. Rockefeller developed Mauna Kea Resort, and the Mauna Kea Beach Hotel opened in July 1965, according to the resort's history page. The resort includes two hotels, two golf courses and several residential communities. Most condos here are filed in the MLS under Uplands at Mauna Kea, which the resort's residences page describes as part of the resort.

Two beaches anchor the area. Kauna'oa Bay is where the Mauna Kea Beach Hotel offers beach services, and Hapuna Beach is home to the 61.8-acre Hapuna Beach State Recreation Area. The state park page lists lifeguard services, restrooms and showers, and warns of dangerous rip currents and shore breaks during high surf.

The Mauna Kea Golf Course opened in December 1964 and the Hapuna Golf Course in 1992 (resort history). The resort's directions page puts the Mauna Kea Beach Hotel about 27 miles, roughly 30 minutes, north of Kona International Airport.

Market snapshot

As of October 2026, this search shows 13 condos for sale. Asking prices run from about $1.8 million to about $7 million, with the middle near $2.8 million. Twelve of the 13 are two- or three-bedroom units of about 1,400 to 2,700 square feet, and one is a one-bedroom of about 670 square feet. Asking prices average roughly $1,840 per square foot, varying widely by building, view and condition. These are list prices, not sales.

What to check before you buy

• County status. Hawaii County regulates short-term vacation rentals under Ordinance 2018-114 and Planning Department Rule 23. An existing rental outside a district where the use is permitted may operate under a Nonconforming Use Certificate renewed every year, and the county has a change-of-information form for when a property changes owners (county STVR page). This page's listings come from a map search, so appearing here says nothing about whether a unit may be rented short term. Confirm the unit's current county status, and what a transfer involves, before you write an offer.
• Association rules. Read the declaration, bylaws and house rules for rental limits, minimum stays and registration requirements.
• Dues. Ask what the monthly dues cover, and whether any resort, club or golf fees are separate.
• Reserves and special assessments. Ask for the reserve study, recent meeting minutes and any past or planned assessments.
• Land tenure. Confirm whether the unit is fee simple or leasehold, since that affects value and financing.
