Kolea Condo Villas for Sale

Kolea Condo Villas is a beachfront condo community in Waikoloa Beach Resort, on the Kohala Coast of the Big Island. Of the seven resort condo complexes I track, Kolea sits at the top of the price range. Below is what I can confirm about the community, a dated look at the market, and the questions I would ask before making an offer. What it's like

According to the resort's website, Kolea was built in 2005 and offers two- and three-bedroom villas, with kitchens that have granite counters and built-in wine cabinets. MLS records list 2003 as the year built for the units, so treat the exact year as approximate. The resort page also lists a Beach Club Pavilion with a natural lava hot tub, an infinity-edge pool and a children's pool with a waterfall. That page may not be current, so confirm today's amenities with the association.

Anaeho'omalu Bay (A-Bay) is the beach next to the resort. The resort describes it as a 900-foot-long salt-and-pepper sand beach, with a beach park that has showers, restrooms, picnic areas and free parking (resort source). The resort's two shopping centers, Kings' Shops and Queens' MarketPlace, are also within the resort. Kolea units run from about 1,270 to 2,147 square feet.

Market snapshot

As of October 2026, about 10 Kolea Condo Villas listings are showing on my site, with list prices from roughly $1.7 million to $3.4 million, from two-bedroom units to three-bedroom units of about 2,147 square feet. Over the last 12 months, about 11 Kolea units closed, listed between roughly $1.5 million and $3.8 million. These are rounded MLS figures that change daily, and they are not a valuation of any particular unit.

What to check before you buy

• Dues: ask what the monthly maintenance fee covers and how it has changed over the last few years.
• Rental rules: read the association's own rules on short-term rentals, minimum stays and rental management.
• Special assessments: ask whether any have been levied recently or are being discussed.
• Reserve study: request the most recent study and see how well funded the reserves are.
• Insurance: review the master policy, its deductible, and what your own condo policy needs to cover.
