Waikoloa Beach Villas for Sale

Waikoloa Beach Villas is a townhome-style condo community in Waikoloa Beach Resort, on the Kohala Coast of the Big Island. Inventory here is usually thin, so it helps to know the community before a unit comes up. What it's like

The resort's website describes two-story townhomes and penthouse units with two or three bedrooms and two or three baths, and places the community across from Queens' MarketPlace, with Anaeho'omalu Bay (A-Bay) a short walk away. I would walk that route yourself and judge the distance. The resort page lists two swimming pools and spas, a common BBQ area and a private gym, and says some units have a gas grill and wet bar. That page may not be current, so confirm today's amenities with the association.

The resort describes A-Bay as a 900-foot-long salt-and-pepper sand beach, with a beach park that has showers, restrooms, picnic areas and free parking (resort source). MLS records list 2005 as the year built, and units run from about 1,200 to 1,725 square feet.

Market snapshot

As of October 2026, only about 1 Waikoloa Beach Villas listing is showing on my site: a two-bedroom, two-bath unit of about 1,209 square feet at roughly $1.05 million. Over the last 12 months, about 4 units closed, listed between roughly $1.0 million and $1.7 million. With sales this sparse, these numbers say little about the next unit's price. They are rounded, change daily, and are not a valuation of any particular unit.

What to check before you buy

• Dues: ask what the monthly maintenance fee covers and how it has changed over the last few years.
• Rental rules: read the association's own rules on short-term rentals, minimum stays and rental management.
• Special assessments: ask whether any have been levied recently or are being discussed.
• Reserve study: request the most recent study and see how well funded the reserves are.
• Insurance: review the master policy, its deductible, and what your own condo policy needs to cover.

My notes describe Waikoloa Beach Resort as a resort area zoned for vacation rentals.
