Vista Waikoloa Condos for Sale

Vista Waikoloa is an established two-bedroom condo community in the center of Waikoloa Beach Resort, on the Big Island's Kohala Coast. Below is what I can confirm about the community, a dated look at the market, and the questions I would ask before making an offer. What it's like

The resort's website says Vista Waikoloa sits in the center of the resort, with the Kings' and Beach golf courses, Kings' Shops, Queens' MarketPlace, Anaeho'omalu Bay (A-Bay), Hilton Waikoloa Village and the Waikoloa Beach Marriott Resort and Spa all described as easily accessible. It lists partial ocean, fairway or garden views from the lanais. I would check the view and the distances for the specific unit you are considering. The resort page does not list on-site amenities, so ask the association what the grounds include today.

MLS records list 1990 as the year built, which makes it one of the older complexes in the resort. Units run about 1,230 to 1,420 square feet, with two bedrooms and two or three baths. A-Bay is described by the resort as a 900-foot-long salt-and-pepper sand beach with showers, restrooms, picnic areas and free parking (resort source).

As of October 2026, about 7 Vista Waikoloa listings are showing on my site, with list prices from roughly $900,000 to $1.3 million. Over the last 12 months, about 5 units closed, listed between roughly $850,000 and $1.1 million. These are rounded MLS figures that change daily, and they are not a valuation of any particular unit.

What to check before you buy

• Dues: ask what the monthly maintenance fee covers and how it has changed over the last few years.
• Rental rules: read the association's own rules on short-term rentals, minimum stays and rental management.
• Special assessments: with a 1990 building, ask what major projects (roofing, plumbing, painting, elevators) have been done or are planned, and whether any assessments were levied to pay for them.
• Reserve study: request the most recent study and see how well funded the reserves are.
• Insurance: review the master policy, its deductible, and what your own condo policy needs to cover.
