Kohanaiki Real Estate

Kohanaiki is a 450-acre private club community on the Kona Coast, just north of Kailua-Kona. The Kohanaiki website describes a 67,000-square-foot clubhouse and about 1.5 miles of Kona coastline, and lists a beach club, golf, culinary offerings, spa and wellness, an adventure team and an organic farm among the club amenities. A 2019 Ocean Home profile credits Rees Jones as the golf course designer and describes a members-only course routed through lava fields.

Homes here are sold in named neighborhoods, such as Hale Ka Hala, Hale Opua and Hale Alani. The club also lists a Hale Club membership, so ask exactly what that includes if you are weighing a particular home.

Who Kohanaiki suits

Kohanaiki suits buyers who want a newer, club-centered second home close to Kailua-Kona, with a beach club, spa and fitness programs inside the community. It can work well for owners who plan to visit often, but it is a club community, so the monthly and annual costs of ownership deserve as much attention as the purchase price.

As of October 11, 2026, the MLS shows 8 listings in the Kohanaiki neighborhood. Six are homes or condos, priced from $3,950,000 to $6,850,000, and two are homesites, listed at $2,200,000 and $8,250,000. Most of the homes were built between 2016 and 2026. Inventory moves quickly and sample sizes are small, so treat these figures as a snapshot. They come from live MLS data and are not a guarantee of future prices.

What to check before you buy

• Club membership: whether it is required, what it includes, and the current dues, assessments and transfer terms. Ask the club for its current documents.
• Community association documents, design review rules and any pending assessments.
• Land tenure (fee simple or leasehold) and the full title report.
• For a homesite: build costs, timeline and builder requirements.
• Insurance quotes, flood zone, tsunami zone and lava hazard zone for the exact address.
• Rental rules: Hawaii County short-term vacation rentals are governed by Ordinance 2018-114 and Planning Department Rule 23 (see the county's STVR page), and the club may set its own limits. Verify the rules for the exact property.
