Hualalai Resort is a resort and residential community at Kaupulehu on the Kona Coast of the Big Island. Per the resort's own history page, the resort was established in 1994, and Four Seasons Resort Hualalai opened in 1996 alongside the first Jack Nicklaus Signature golf course on Hawaii Island. A second course, the members-only Keolu Golf Course, is a Tom Weiskopf design that was renovated in 2023.

The resort's club page lists the Keolu Clubhouse, the Hualalai Canoe Club & Residents' Beach House, the Hualalai Sports Club, an award-winning spa, dining, tennis and a cultural center. Which of these a homeowner can use, and on what terms, depends on the home and the club's current rules, so confirm it in writing before you make an offer.

Who Hualalai suits

Hualalai tends to appeal to mainland and Canadian buyers who want a second home inside a resort setting, with a hotel, spa, dining and golf close by, and who expect to use the home for part of the year. If you want a quiet, low-maintenance place to return to, a resort community like this is worth a close look.

What to check before you buy

• Club membership: whether it is required or optional for that home, what it includes, and any transfer fees, dues or assessments. Ask the club for its current documents.
• Community association documents, rules, reserves and any pending assessments.
• Land tenure (fee simple or leasehold) and the full title report.
• Insurance quotes, flood zone and lava hazard zone for the exact address.
• Rental rules: Hawaii County short-term vacation rentals are governed by Ordinance 2018-114 and Planning Department Rule 23 (see the county's STVR page), and a community or club may have its own limits. Verify the rules for the exact property.
• Property management and caretaking if you will be away for months at a time.
